Broadley Park

This exciting proposal comprises the development of a new bespoke production distribution and headquarters centre for our rapidly expanding business.

About Protective Wear Supplies

The existing business was founded in 1975. It was originally based in Holborn Street. The expansion of the enterprise inevitably meant that larger premises would be required. Accordingly, a move to the Estover area was regarded as the preferred location. Due to the lack of suitable space elsewhere, the company operate from three buildings with further storage located in a temporary unit on the car park of the Darklake View building.

A significant expansion was triggered as a result of this move. Very substantial increases in turnover were achieved. A key point of this business’ success was when the company became the sole distributor for Bertee in 2015. By then turnover had grown from around £1.5 million per annum in 2000 to £10 million in 2017.

It rapidly became clear that the split accommodation was affecting productivity. All attempts to improve this through agglomeration and Lean production techniques proved difficult to achieve. It was clear from the expanding order book that unless a further move could be achieved then growth would be curtailed. All the business plan predictions clearly indicated that new premises would enable the overall turnover to expand from the planned target of £21 million in 2024 to £55 million in 2029. This growth could not be achieved unless a single function new building is commissioned.

The Proposals

The new premises (Unit 2) will involve the construction of a building in the region of 6,967 sq. m. (75,000 sq. ft) over three storeys. This single structure will be fully adaptable to the future business needs. It will include a range of specialist areas of equipment and dedicated space with a significant allowance being made for research, development, product origination and enhancement. The workplace area has been carefully designed to give the maximum wellbeing to the employees. The cubic capacity of the space will allow an integrated storage and distribution facility. The building itself will comprise the latest sustainable construction components and will include aesthetic design to reflect its nature as Headquarters building. The business owners (a family) wish to be proud of this as a legacy for this enterprise. They will be using the premises to showcase their products to a wide audience. This will help to facilitate export opportunities. The premises will also be digitally engaged to respond to the increasing levels of online trading. Allowance has also been made for the growth in artificial intelligence and other robotic capabilities.

The premises will be strategically situated within an established manufacturing and production area. The closest neighbour – Rittal – is one of Plymouth’s flagship international manufacturing businesses. Also close by is the internationally renowned Plessey complex, which supports its principal client – Meta.

The building has incorporated a wide range of advanced design solutions. This has also been applied to the setting of the buildings. The external areas will comprise parking facilities for customers and employees, facilities for green travel (bicycles), all necessary commercial vehicle movements. These are designed to ensure minimum disruption to the environment and to achieve high levels of sustainability (such as recycling). The owners have a strong desire to create an environmentally enhanced project which incorporates good landscaping and external areas for the use of staff (recreation/ leisure). To support this, the overall project will include an area of approximately 5 acres of amenity woodland, which will be a major contributor to the project’s natural capital enhancements and to biodiversity net gain.

The stated intention is that this should be a flagship example to enhance Plymouth’s well-established manufacturing reputation, both nationally and internationally.
